Leasing
What's the minimum lease term?
Usually five years with a three-year lock-in, and rent escalation of 15% every three years (sample terms).
Is the area carpet or chargeable?
All areas on this site are chargeable (super built-up) areas. Efficiency is about 72%, so 10,000 sq ft chargeable is roughly 7,200 sq ft usable.
Do you offer fitted space?
Yes. Some units are fully fitted, and for warm-shell units the landlord can fund fit-out against a slightly higher rent.
How long until we can move in?
Fitted units: 30 days. Warm shell: about 90 days for fit-out after signing.
Approvals
Is the project RERA registered?
Yes. The registration number is shown at the bottom of every page, with a link to the state RERA website where you can check the approved plans, timelines and quarterly progress.
Can I see the title documents?
Yes. Our sales team shares the title deed, encumbrance certificate and approvals with you, or your lawyer, before you pay a booking amount.
Which approvals does the project have?
Building plan approval, environmental clearance where required, fire NOC and RERA registration. Replace this answer with your project's actual approvals.
Payments
How much is the booking amount?
Typically 10% of the agreement value, with the balance paid in stages linked to construction progress. Your sale agreement sets out the exact schedule.
Are GST and stamp duty included in the price?
Usually not. GST applies to under-construction homes, and stamp duty and registration are paid to the state at registration. We give you an all-in cost sheet before you book.
Is there a cancellation policy?
Yes, as set out in your sale agreement and the RERA rules for your state. Ask our team for a copy before you book.
Privacy
What do you do with my details?
We use your name and number only to respond to your enquiry and arrange visits. We never sell or share them with third parties.
Will I get unwanted calls?
No. One person from our team handles your enquiry. Tell them if you'd rather be contacted only on WhatsApp, and they'll stick to that.
Terms
Are the pictures and plans final?
Images and plans on this website are artistic impressions for illustration. The sale agreement and RERA-approved plans are what count.
